Loan Modification
If you are currently going through a financial hardship, subject to eligibility requirements, Selene may be able to modify the terms of your loan to bring the loan current by extending the term, changing the interest rate, or incorporating delinquent payments into the remaining unpaid principal balance.

Short Sale
In the event there is not financially viable option to keep you in your home, a short sale is when, pending on the approval from your lender, you sell your home for less than you owe on the mortgage. If you’re approved and able to sell your home, any sales proceeds will be applied toward your mortgage debt. This is a good option because a short sale can have less of a negative impact than a foreclosure.

Deed-In-Lieu
A Deed-In-Lieu of foreclosure is an arrangement where you voluntarily turn over ownership of your home to the lender to avoid the foreclosure process. And it can have less impact than a foreclosure. A Deed-In-Lieu also gives you more time to arrange your move and transition to your new residence.

Payment Deferral
Under this option, past-due amounts from the missed payments move to the end of your loan term. This allows you to keep the same monthly payment while bringing your loan to a current status.

Repayment Plan
A repayment plan allows you to cover past-due balances by paying your regular monthly payment plus a set amount for an agreed-upon period of time.

Forbearance
Forbearance plans suspend payments for an agreed-upon period. While interest will accrue on the account, you will not be required to make payments during this period. Any payments that remain unpaid at the end of the forbearance will become immediately due. You’ll need to resolve the amount still owed by either paying the past-due amount in full or qualifying for other mortgage assistance.

Selene reports to the credit bureaus monthly. If a scheduled payment is not received by the last business day of the billing cycle in which it is due, the payment may be reported as 30 days past due. Making payments timely is important to avoid potential negative credit reporting.
